Yes, We Deserve Every Bit of that 6%!!

I understand that what goes on behind the real estate curtain is not well-known, but I can promise you that like Oz, we are not making magic.  We are working our collective bums off here at Dwell Asheville.


 



·         We must assemble all the paperwork our real estate commission expects. 



·         We hire a professional photographer and hire a professional videographer, at which time we must allow access to the home and then stage it quickly and properly for the best lighting and the best scenes to be created.



·         We then spend time (or pay our assistant) to create the listing to its most attractive and accurate state.



·         We promote the property on scores of websites, enhancing and tweaking on a regular basis, as these sites do not always hold the information forever. And no one allows you to enhance a property on a website for free!!!



·         We arrange showings that are convenient to the showing agent and our Seller(s).



·         We negotiate contracts for the sole benefit of our sellers. 



·         And at the end of the contract, we most certainly deserve every single penny garnered from this transaction.

Friday humor story:

What to do when your Seller tries to

Steal Back their Personal Property back?


We recently took a listing from a lady whose brother had passed away.  
The lady's niece was very upset that we were to sell her father's house, 
even though she had been willed her very own house, 
as well as promised the proceeds from the sale of this house.  

We placed the house under contract almost immediately, 
which was a relief to all parties - except for the young lady 
who felt that she should have more than one house.

During the removal of all personal belongings, 
this young lady took it upon herself to remove 
all sorts of items that had been part of the negotiations,
 and were promised, contractually, to the new buyers. 
After a week of drama, threats, vehicle towing, and of course, lock changes, 
we did finally close.  
The Seller had to pay $7500 to the Buyer for loss of items.  
This amount, of course, came out of the proceedings given to the young lady in question, 
who did naught more than cut off her nose to spite her face.

The Coolest Monthly Festival...Ever!!!

 

Asheville's Downtown After 5 is baaaaccckkkkkkk!!!!
I, for one am so excited!! This is always a great opportunity to unwind on a Friday
 and drink some good, local beer, eat some local food, listen to some great music
and run into people I may not have seen since last year!  
And it looks like the planners have outdone themselves with 
St Paul and the Broken Bones, Drivin' 'N Cryin', Hayes Carll and more.

Why do You need Title Insurance?

When you purchase your home, you want to make sure that the seller really owns the property. 
Issues with the title can limit your use and enjoyment of the property, 
as well as bring financial loss. 
At The Dwell Realty Group, we will ensure you are paired with such a professional.

The Title Search

A title professional will search the public records to look for any problems with the property's title. Typically, this involves a review of land records going back many years. 
More than 1/3 of all title searches reveal a problem that must be fixed before closing. 
Examples include contractor liens, tax liens, willed shares, etc. 

The Owner's Title Policy

 Sometimes title problems are discovered after the real estate closing. 
To help protect you in these events, it is recommended that you obtain an Owner's Policy of Title. Owner's Title Insurance is typically issued in the amount of the purchase. 
The Policy fully protects the buyer should a title issue occur. Possible issues include: 
errors or omissions in deeds, mistakes in examining records, forgery and undisclosed heirs.   
The  title company will help pay valid issues on your title.

The short sale homeowner/seller's financial life is becoming a financial mine field!

 regarding their standing with other creditors.
